Do I need to repair my house before contacting GTX Home Buyers?

No. You can contact us before making repairs or upgrades. Tell us about the house in its current condition, including any problems you already know about. We consider the condition when reviewing the property and deciding whether it fits our buying criteria.

How does GTX Home Buyers decide what to offer?

We consider the property’s location, current condition, comparable sales, expected repair work, transaction costs, holding costs, and other factors connected with buying and improving the house. A direct offer is not the same as the possible retail price of a fully repaired property.

Is a direct cash offer the same as listing my house?

No. In a direct sale, GTX Home Buyers evaluates whether it wants to purchase the property. With a traditional listing, an agent generally markets the home to potential buyers. Pricing, preparation, timeline, showings, contingencies and costs can differ between the two.

How quickly can I sell my house?

The timeline depends on the property and the transaction. Clear title and complete documents make a sale easier to complete, while liens, probate, ownership questions, mortgage payoffs or other issues may take more time. We’ll discuss the expected process for your specific property.

Can I sell an inherited house?

Often, yes, but the people with legal authority to sell must be established. Probate or estate requirements may apply depending on how the property is titled. Use qualified legal or title professionals for questions about ownership authority.

Can I sell a house with tenants?

A tenant-occupied property may be sellable, but the lease, local and state law, access, deposits, notices and tenant rights need to be handled correctly. Share accurate lease information so the situation can be reviewed before any agreement is finalized.

What if there is a lien on my property?

A lien can affect closing without always preventing a sale. Title work may identify tax liens, HOA claims, judgments, contractor liens or other recorded matters. The amount owed and the requirements for resolving each lien are determined as part of the transaction.

Can I sell a fire-damaged or heavily damaged house?

You can still contact us. We review properties with significant damage and determine whether the project fits our buying criteria. Be open about known damage, insurance matters, safety concerns or access limitations.

Will I have to clean out the entire house?

Don’t assume you must remove everything before contacting us. Tell us what’s left in the property and ask how belongings, furniture or debris would be handled under the proposed agreement. Make sure the final contract reflects what both sides agreed to.

Am I required to accept an offer?
